Circle S Estates: From Kentucky Derby farm to $3.6M luxury enclave

The story behind Southwest Ranches' most exclusive gated community, built on the grounds of a legendary equestrian farm.

Before Circle S Estates became one of Broward's priciest addresses, the 48-acre property was Circle S Farm, home to 1985 Kentucky Derby winner Spend A Buck. Today, the gated community of 42 one-acre homesites has appreciated from roughly $1.08 million at launch in 2021 to $2.3 million to $3.65 million on the resale market. The story of how a working equestrian legacy became a luxury enclave says something about what makes Southwest Ranches different. The history here draws on reporting by the resident-run Voice of the People, which has covered Circle S in depth.

Town Hall

The next regular council meeting is scheduled for the second Thursday of November (likely November 12). Town Hall is located at 13400 Griffin Road. No agenda items specific to Circle S Estates or other gated communities have been announced yet, but the council continues to weigh larger-scale development projects elsewhere in town that may influence how the community values long-term rural character in specific neighborhoods. Check the town website or call ahead to confirm the meeting date and any public comment periods.

Around the Ranches

Sunshine Ranches HOA met last Wednesday at Town Hall. Rolling Oaks Civic Association holds its fourth Tuesday meeting at the Barn. Country Estates HOA meets the first Monday of each month at Grace Baptist Church. If you live in or near Circle S Estates, note that the community operates under its own homeowners' association, which is positioned to preserve equestrian-friendly living compared to typical suburban HOAs. Residents in other parts of town should confirm their own association meeting schedules, as not all of Southwest Ranches requires mandatory HOA membership.

The Market

Circle S Estates resale inventory moves deliberately. With only 42 total homes and most already occupied, listings appear and disappear quickly. Recent activity shows homes trading in the $2.3 million to $2.45 million range, with one active listing at $3.65 million. Broader Southwest Ranches data from August 2026 showed a median list price of $2.7 million across 71 active listings, with an average of 119 days on market. That pace reflects a patient, high-end buyer pool rather than rapid turnover. If you're considering Circle S, confirm current active inventory before assuming availability, and compare price-per-square-foot against townwide data, not just other Circle S resales.

One Thing Worth Knowing

Circle S Estates is one of the few communities in Southwest Ranches where equestrian use is explicitly preserved by design rather than restricted by HOA rules. That matters if you own horses or plan to. The community was built to honor the property's history as a working farm, keeping white picket fencing, mature oak and palm canopy, and bridle paths.
